Submarket data covers the apartment measures only (vacancy, rents, absorption, deliveries, starts, inventory); population, household, income and job measures are metro-level and are grayed out while a submarket is selected. Small submarkets move in steps: one delivery can shift vacancy by several points.
Annual, year end for stocks (vacancy, rent, inventory); flows summed by calendar year (deliveries, absorption, starts) and shown as a share of the prior year's stock. The open point is Q2 2026, the latest CoStar quarter: stocks as reported, first-half flows and rent growth annualized; job, population and income growth rates end at 2025 (their levels carry the Q2 point). Each line is that market's own equation from the Market Prediction Tool, fitted on 2002 to 2025 with the other drivers held at the market's averages; groupings show the inventory-weighted average of their members' lines. R² is each market's own. Each slope is the 37-metro baseline moved toward the market's own fit by the share shown (see the Market Prediction Tool's Variables and formulas).
